Jiuzhou 1#-2 Plot

Project Location: Longgang District, Shenzhen         Building Area: 4261sqm

Design Period: 2015.09-2017.04        Status:  Under construction          Category:  Commercial buildings

The project is planned in Longgang Centre, Shenzhen. Plot 1#-2 is planned with a 4,261 m2 commercial development in a maximum height of 10 m on a site of 8,463.59 m2.

Around the site are Vanke Plaza, World Trade Department Store, Longcheng Plaza and other commercial complexes, as well as cultural facilities and buildings such as the science museum, the youth activity center, the art museum and book mall. Meanwhile, there are also high-rises nearby such as office and residential buildings. The project site measures about 300 m from east to west, and about 28 m from south to north. How to realize a small commercial building with high efficiency and recognizability within such a narrow space becomes the key point of the design.

After meeting the required building coverage rate, green space ratio etc., the first priority is to maximize the floor area of F1, and the remaining floor area will be distributed on F2. To enhance the rhythm of spaces, a 300 m long commercial street is added for a closer connection between the plaza and the building. A small square concurrently serving the traffic functions is provided at a regular interval.

As for how to reinforce the landmark identity of such a long and flat building and how the building responds to the southern climate, a sunshade is provided on F2 roof to enhance the recognizability of the building, and meanwhile effectively reduce direct sunlight in hot summer here in Shenzhen and create an outdoor space where people can stay. The public spaces of commercial building constitute a public space system of different dimensions. The sunken plazas of the pedestrian street, walkway on F1 and F2 roof garden integrate people with the buildings and the city. Positive and effective public spaces provide not only containers gathering all kinds of social relationships and activities, but also an environment facilitating the natural ventilation and daylighting.
